An Electrical Installation Condition Report, commonly known as an EICR, is a formal inspection and test of the fixed electrical installation within a property. It identifies whether the installation is safe for continued use, highlights any defects or deterioration, and records any remedial work required.

An EICR does not normally cover portable appliances such as kettles or plug-in equipment. It focuses on the electrical system built into the property, including wiring, circuits, protective devices and distribution boards.

Private landlords in England are required to have the electrical installation in their rental property inspected and tested at least every five years, unless the previous report recommends a shorter interval. The inspection must be carried out by a qualified and competent person, and landlords must provide tenants with a copy of the report within the required timescales.
